Road to Champion with NPR Nilai

Ahad 13 Ogos 2017 I dipilih untuk hadir workshop Road to Champion anjuran NPR Nilai diKelab Golf Kota Seri Emas, Nilai. Seminar selama 12 jam itu sangat padat dengan aktiviti dan perkongsian ilmu. Betul, I telah banyak menghadiri workshop danboleh diteka apa mengisian yang akan diberi. Namun begitu, I pergi dengan cawan kosong dan dengan harapan dapat menghidupkan semula enjin yang sudah berkarat, maklumlah terlalu fokus dengan PUDGi. 

Workshop itu dihadiri lebih kurang 20 orang perunding hartanah NPR, ada rookie, ada otai, ada juga yang tidur, dan ada juga yang perlukan injeksyen supaya terus kekal bermotivatsi. Saya tidak pasti saya dalam kategori mana tetapi Ahad lepas adalah Ahad yang ohsem.

Sesi 1

Opening slot by Director of Sales NPR Nilai yg sangat bersemangat mahu menjadi mentor untuk membimbing anak buah beliau.  Pengenalan sistem points sepanjang workshop sangat bagus sebab dapat mengeratkan hubungan kami. Saya yang baru tidak berasa janggal bersama dengan orang hebat yang lain. 

Satu perkara lagi yang saya kagum dengan beliau ialah kesungguhan beliau untuk terus belajar. Masih lagi masuk kelas-kelas berkaitan untuk terus menambah pengetahuan adalah sesuatu yang I rasa I nak buat. 


Sesi 2

Sesi Kewangan Peribadi ini. Bukan sebab dah pandai tetapi speaker membosankan. Namun begitu ia boleh perbaiki lebih lagi. Ye benar, speaker mempunyai kelayakan akademik yang mengkagumkan tetapi cara penyampaian yang agak mehhh dan kawalan suara yang boleh mendodoikan audience perlu diimprovekan lagi.

Satu pujian module beliau sangat bagus - Taubat Kewangan. Tajuk yang boleh buat sentap dan insaf. Selepas itu, speaker menyuruh kami membuat dream board yg agak fun.


Sesi 3

Dimana kami diminta melepaskan diri dari tali. Rasanya yang ni ramai dah tau. Tak ada menarik sangat tetapi, ada satu catch yang rasanya akan diingat sampai bila-bila.



Sesi 4

Yang ni favorite I. Kami diminta menulis sikap buruk kita diatas belon. So, I tulislah pasal I ni malas, suka jump conclusion, suka sedih etc etc., kemudian kami disuruh ikat kat kaki dan letupkan dengan kaki sebelah lagi. Terjerit-jerit kami sebab gayat dengar bunyi belon meletup.

Selepas main letup-letup kami diminta menulis impian dan juga insan penting dalam hidup. Ralitlah pula menulis nama mak, suami, adik-adik, anak saudara semua. Kemudian kami beramai-ramai pergi kepadang dan lepaskan belon tersebut. Seronok sangat.








Sesi 5

Penutup oleh Encik Ezzad. Sumpah tak kenal. Tetapi beliau sangat dihormati oleh setiap perunding NPR Nilai. Tapi lupa pulak apa dia cakap. Something to do with kerja kuat lah which is standard. Ye lah, perunding rajin agency dapat percentage.




In conclusion, I sebagai perunding yang dah lama, tak kisah sangat tentang agency, asalkan agency itu jujur menjaga duit tetapi Ahad lepas membuatkan I rasa I telah memilih agency yang betul dan dapat memberikan support sistem yang diperlukan.  2018 is looking bright.

My view on Bukit Bandaraya Shah Alam

Bukit Bandaraya Shah Alam (BBSA), Seksyen U11 is a development developed (and still developing) by Lebar Daun Bhd. Located in greenery of Bukit Cerakah the place is serene, beautiful and it is a good location to live. It is far enough to be a quiet place to live but not too far to be forgotten. 



I live there for seven years, from 2005 until 2012. I made good business deal from selling and renting BBSA. We sold our house but I am still working for property in BBSA. Now allow me to share with you my view of BBSA and hopefully you can make if you are deciding about buying a property here. 

Love it:

1. The place itself. Green, quiet, birds chirping every morning. Imagine driving in wide road with trees left and right. Then there's lake bordering BBSA and Bukit Cerakah. I absolutely love to drive after rainy day. 

2. Neighbourhood. I would say it is 95% Malays and mostly are working people. Also many are not local Shah Alam. 

3. Design - I like every design of BBSA. From Moroccan style for their 2nd phase (Palladium & Salasia) to modern design of Phase 9 (Collaris and Laurus).

4. Investment return - the developer is yet to complete developing BBSA. There is more work to be done for example, commercial area. That's the beauty of it. The place has lots of prospect to grow and it is totally liveable now so the price that you pay surely will be rewarded in short time (taking consideration of  penalty of early settlement & RPGT). 

5. Good rental income - there's always call asking for rental house in BBSA

6.  The Price - this is a checkmate for any property transaction. You can still find property below RM600,000 in BBSA

Hate it :

1. The developer did not really taking advantages of the big lake. They should also build more playground or maybe some picnic area by the lake.   

2. Finishing quality.  When the design is beautiful there is always some work need to be done such as hairline crack, uneven door and buyers must always make full use of the Warranty Period.  That's why buying sub-sale is always better IMO

3. No commercial area. You have to drive to Seksyen 8 to buy groceries etc. It is about 10km away.

4. Break-in. There are some break-in cases. Not many but there's some. The neighbourhood don't have boom gate yet. 

I say make your decision fast and do let me know if you wish to know more about Bukit Bandaraya Shah Alam.

I am Always Working

I refuse to accept that for Real Estate Negotiator (ren), you are working only when you are showing houses to potential buyer or meeting new owner. No. It is more than that.

There are five cycles as ren:-

1. Prospecting
2. Seller
3. Buyer
4. Viewing
5. Closing


Prospecting

There are so many way to do this. You may see me looking at my phone constantly but do you know I am blasting sms/WhatsApp/e-mail to my potential clients. I send season greetings cards and also Thank you cards. Driving around housing estates and talking to security guards. A day out can be a work day if you know where to do prospecting. Seriously!

Seller

Your seller is the supplier to your stock (listing) to sell. He can be anyone. Your ex-boss, your ex, your sister, brother etc etc. Keeping in touch is also way of maintaining good relationship with your potential seller. 

Or, you can network with your colleagues. Easy peasy

Buyer

Easy to come by. Market your list and subsequently potential will come along and be your buyer. Again, network with your colleagues. They might have a buyer. 

Viewing

This is the fun part. Let the potential buyer see the unit. Let them touch it, feel it, visualising it. 50% chance of closing is in your hands.

Closing

This is hard for me. I do not have mojo to persuade and charm people with words. Always I let the house sell by itself. Off course I will do my best ensuring the property is suitable with potential buyer but I don't believe in forcing people to put down payment like some ren. 


So, when people tell me that I have an easy job I just my eyebrows. I'm always working.  Unlike you, you can clock out and not answer calls from your office.

I Like To Start My Week On Tuesday

Yep, that's me. Monday too early and Wednesday too late. Also the main reason is I always has crazy hectic schedule Sundays.

So I start my week productively.  I went visiting three locations of properties for sale. One location is due for a long time.  So productive so proud with myself.

First location.

Alam Sanjung @ Subang West (Seksyen 22, Shah Alam)

As I blogged earlier, I am now promoting Alam Sanjung and a site visit is due as their construction works is progressing accordingly.  I went with Puan Nora (RPSA Principal), Nana, Enna, Nini & Ikhwan. We were brief about the progress of sale as well as construction. Definitely will be ready by 2016.

 

Next, is Subang Hi-Tech warehouse. I'm not that familiar with commercial properties and this will be my new venture.



Last stop was actually a friend's house in Kg. Tunku @ Petaling Jaya SS1/11A. 


I will write post for the above properties individually later.

Cabaran sebagai freelance / berkerja sambilan

Saya telah bekerja sebagai real estate negotiator sejak October 2009 hinggalah sekarang. Saya katakan saya adalah pekerja  sambilan/freelancer kerana tidak mempunyai pendapatan tetap.  Ini adalah satu-satunya sumber pendapatan saya selama 4 tahun. 

Pekerjaan saya agak mencabar...bukanlah sekadar berpanas & berhujan, namun lebih kepada cabaran yang menduga ketahanan mental dan semangat. 

Disini saya mahu berkongsi tips buat sesiapa yang mahu berkecimpung dalam bidang ini. 

If you fail to plan, you plan to fail.  
Ini sangat tepat dan terkena batang hidung saya pada 2005.  Perkara pertama yang merungsingkan saya adalah duit.  Semua kerana telah biasa makan gaji sejak berumur 18 tahun.  Saya mula di alam pekerjaan ketika menuggu keputusan STPM sebagai kerani sementara sebuah syarikat broker insuran & pada 2001 pula saya berhijrah ke Insurance Department of IOI Group.  Lagi seronok kerana selain gaji yang lebih setiap pegawai diberi pegangan saham secara percuma.  

Pada 2005 saya nekad untuk memulakan karier sebagai ejen hartanah.  Tetapi saya telah tersilap langkah.  Tanpa simpanan yang cukup, listings tidak begitu menarik dan kesabaran yang tak berapa nak ada kerana sebagai kaki shopping saya mampu bertahan selama 5 bulan sahaja.  Saya kembali ke industri insurans dan makan gaji semula. Malu juga..

Saya pesan kepada sesiapa yang mahu menjadi ejen hartanah, pastikan ada mempunyai simpanan cukup sekurang-kurangnya untuk satu tahun.  Pastikan juga kumpulkan listings supaya boleh terus rolling. Jangan kita rolling in the deep, susah nak bernafas.

Making a comeback
Empat tahun saya makan gaji Syarikat Takaful Malaysia Bhd. Ketika interview saya ditanya kenapa mahu bekerja semula kerana bidang hartanah sangat lucrative. Saya dengan jujurnya memberitahu saya perlu gaji tetap. 

Setelah cukup mengumpul keyakinan, tahun 2009 saya menghantar surat perletakan jawatan dan syukur, pejabat Reapfield Properties Shah Alam (RPSA) mahu rujuk semula. 

Sebelum memulakan career buat kali kedua, saya telah mulakan marketing dengan bercerita kepada hampir setiap kawan-kawan dan saudara mara. Mak saya off koz tak suka, tak secure katanya. Nanti akan berulang semula.  Tak der blessing mak masa tu.  Tetapi saya abaikan dan teruskan juga usaha.  Daripada kawan-kawan dan saudara saya dapat listings. Saya mulakan dengan lima quality listings. I feel good from beginning and that is important. 

Sekarang dugaan saya bukanlah mendapat listings lagi tetapi discipline. Bayangkan, saya tak perlu keluar rumah ketika ayam berkokok. Traffic jam? Apa tu? Saya boleh tidur semula selepas subuh. Nikmat tau.  

Focus juga lari. Apabila dirumah saya akan mengemop, menyapu dan apa sahaja kerja rumah yang melengahkan saya daripada keluar untuk berfarming.  Saya tidak suka menggosok baju tetapi bila saya tidak dapat focus berfarming saya akan gosok baju. Games, Twitter dan Facebook..haih...itu dah satu kisah.

Untuk mengelakkan kurang focus, saya jadikan tabiat berpakaian kemas seperti hendak ke pejabat. Tidaklah sampai bermekap tebal dan berkasut didalam rumah, cukup sekadar rambut bersikat, bukan baju tidur.  Saya jadikan rutin bermula dari jam 10.30 akan duduk di work-station dan browse segala web-site mencari penjual, membalas email dan sebagainya.  Ceh, cakap senang tetapi tabiat ini hanya berjaya dikekalkan selepas dua tahun. Kesian kan, dua tahun baru mampu lawan nafsu malas.

Kini saya bercita-cita hendak aktif berblog. Saya mahu cipta brand saya sendiri. Saya mahu dikenali sebagai ejen hartanah. Isya-Allah, dengan sokongan semua saya mampu. Dan mak saya akhirnya memberi restu setelah melihat saya lebih tekun kali ini :)

Rumah Untuk Di Jual @ Bukit Bandaraya Shah Alam



Bukit Bandaraya Shah Alam (BBSA) bukanlah kawasan perumahan baru, sudah bertapak mualai tahun 2003 lagi. Tetapi atas sebab yang tidak diketahui ia tidak tidak sepopular seksyen lain di Shah Alam seperti Seksyen 7 walaupun tahap pembangunan agak seiring.  Mungkin kerana kurangnya iklan dan pendedahan yang hebat daripada pihak pemaju menjadikan nama BBSA ini tidak gah.

  2. Harga yang tepat - sukar untuk mendapat harga bawah RM650,000 untuk rumah bersaiz 24 x 70. Lebih-lebih build-up yang luas
  3. Rekabentuk & Architectural - pujian kepada arkitek yang terlibat. Rekabentuk rumah di BBSA adalah inovatif  
  4. Tiada masalah trafik - BBSA terletak di pertengahan antara Seksyen 7 dan Pusat Bandar.  Walaupun hanya mempunya satu kawasan keluar/masuk tetapi saiz jalan yang luas menjadikan ia bukanlah masalah
  5. Kawasan yang hijau - ini adalah faktor utama bagi saya. Kawasan joging dan berbasikal terdapat banyak disini.

Atau  mungkin saya bias kerana tinggal disini selama lebih tujuh tahun. Tetapi saya rasa beruntung sebab ini salah satu pelaburan yang mendatangkan hasil bagi saya.

Selling My Own Home

The idea muted when I was doing house viewing for one middle-age couple last February   of one of my listings in Cahaya SPK.  They told me that they have sold their home which they place to live in their retirement and old age. I asked why and was told that they received an offer they could not refused! 

I told my darling husband about them later at night. I told how ridiculous for me to pack and leave leave our first home.  We have good neighbour and friends here at Bukit Bandaraya.  How this is the house that I always wanted. Near the green lung of Taman Pertanian and love the architectural design my home.  We discussed about our lifestyle and travelling that we been doing for the past seven year.  We realised we spend most of our money on petrol and toll beside food. Not putting our hope high we decided to 'try' to sell this house. 

1st, we decided on the price. At that time the house is valued at RM400,000 only. We put it on market at RM420,000 and non negotiable. 2nd, we want to sell it ourselves. Meaning I am not going to co-broking with other negotiator.  3rd, with the profit we will not buy our own house. We will rent for a minimum of 5 years. 

I know that the best way to place your advertisement is via internet. Free and easy.  In Malaysia the best websites are Facebook, Mudah.my, Google Adswork, iProperty, HomeGuru. 

As I do not wish my friends to know that I'm selling my own house. I do not want unnecessary attention.  My bestie went berserk when I told them. 'So sayang! That is your matrimonial home' 'Why? You could not find a house at that price now' and so on.    With that Facebook is out. 

I'm left with other websites and received four request for viewing. The idea of selling this house and live some where our activities has grown into me. I was excited. I told them about this home. About how serene and peaceful living in Bukit Bandaraya. I shown them our home. I took them to our kitchen, dining, living room and bedroom. Letting strangers have a peek of into our private life.  It is totally different. In my line of work, I show OTHER people life, OTHER people private corners.  This is mine. Every inch in this house has a story. I fell in love with the house again. I am reminded with the reason we bought it in first place.

I received an offer from one of the fourth couple.

I have to admit that every time after viewing I grown more and more attached with my home. However, as real estate negotiator and as investor I know that one can not have emotional attachment with their property.  One should know when to leave and when to stay in investment.  With the offer we can afford to live to a place nearer to darling husband workplace and as for me, I'm too, closer to my listings.  I hope we made right decision in selling our home. I hope to create a new memories in our next love nest and hope the new owner would love living in this house.

With that, I can't wait to see what future hold for us in our next investment.

Getting listing the easiest way

I do not really fancy blasting wishes during festive seasons or New Year. However, last Hari Raya Korban I have changed my mind. I absolutely love it!

I sent a numerous wishes via What Apps and SMS. Guess what? I received five inquiry about who is the sender which I gladly replied, tho a bit 'sentap' as the recipient did not save my no. Out of five I received two new listings. One asking me to sell his Semi-D and the other asked me to rent out one bungalow.

Sometimes, the simplest action is the most profitable.
