Moving : The Checklist

In exactly seven days we will move to the new house.  We have choose a 22 x 75 double story link in Ara Damansara. That is the smallest house that we can find over there. 

Now that we have a place ready for us the moving becoming easy. 

Our simple checklist are as follows:- 

Identified  
We make list what we want & what to give away.  We both keep counter checking each other so we won't be taking junk along with us.   

note : not an easy task. I almost want to take everything!

Packing 
Boxed what we want but unnecessary for now like clothes, utensils, books and send to the new house every now and then.

I sold glasses, tea sets, old posters frames, and bags to Cash Converter. The reimbursement is not so much but at least it is better than throw it away and I love the fact that I can shop for new and latest glassware.

I gave old clothes to Orang Asli and my cousins, about 20 pieces of pasu bunga we sent to our parents and a lots of VCDs we gave to cat's food supplier. Our house is practically empty now. The only item that still standing is this PC. I will dismantle it after typing this post :)

note: take the longest time. Be prepared to change your mind

Mover
Darling Hubby has arranged with his friend, a professional mover to assist us. They supply us with box and bubble wrap. It is challenging to wrap glassware without the desire to picit-picit the bubble wrap.  Strong and firm heart is required. 

note: the reward is I can picit-picit bubble wrap after settle down

Date of moving
This is important to ensure no clash with kenduri or travelling and the mover has another job.

That's it. We are ready to move.

Selling My Own Home

The idea muted when I was doing house viewing for one middle-age couple last February   of one of my listings in Cahaya SPK.  They told me that they have sold their home which they place to live in their retirement and old age. I asked why and was told that they received an offer they could not refused! 

I told my darling husband about them later at night. I told how ridiculous for me to pack and leave leave our first home.  We have good neighbour and friends here at Bukit Bandaraya.  How this is the house that I always wanted. Near the green lung of Taman Pertanian and love the architectural design my home.  We discussed about our lifestyle and travelling that we been doing for the past seven year.  We realised we spend most of our money on petrol and toll beside food. Not putting our hope high we decided to 'try' to sell this house. 

1st, we decided on the price. At that time the house is valued at RM400,000 only. We put it on market at RM420,000 and non negotiable. 2nd, we want to sell it ourselves. Meaning I am not going to co-broking with other negotiator.  3rd, with the profit we will not buy our own house. We will rent for a minimum of 5 years. 

I know that the best way to place your advertisement is via internet. Free and easy.  In Malaysia the best websites are Facebook, Mudah.my, Google Adswork, iProperty, HomeGuru. 

As I do not wish my friends to know that I'm selling my own house. I do not want unnecessary attention.  My bestie went berserk when I told them. 'So sayang! That is your matrimonial home' 'Why? You could not find a house at that price now' and so on.    With that Facebook is out. 

I'm left with other websites and received four request for viewing. The idea of selling this house and live some where our activities has grown into me. I was excited. I told them about this home. About how serene and peaceful living in Bukit Bandaraya. I shown them our home. I took them to our kitchen, dining, living room and bedroom. Letting strangers have a peek of into our private life.  It is totally different. In my line of work, I show OTHER people life, OTHER people private corners.  This is mine. Every inch in this house has a story. I fell in love with the house again. I am reminded with the reason we bought it in first place.

I received an offer from one of the fourth couple.

I have to admit that every time after viewing I grown more and more attached with my home. However, as real estate negotiator and as investor I know that one can not have emotional attachment with their property.  One should know when to leave and when to stay in investment.  With the offer we can afford to live to a place nearer to darling husband workplace and as for me, I'm too, closer to my listings.  I hope we made right decision in selling our home. I hope to create a new memories in our next love nest and hope the new owner would love living in this house.

With that, I can't wait to see what future hold for us in our next investment.

Getting listing the easiest way

I do not really fancy blasting wishes during festive seasons or New Year. However, last Hari Raya Korban I have changed my mind. I absolutely love it!

I sent a numerous wishes via What Apps and SMS. Guess what? I received five inquiry about who is the sender which I gladly replied, tho a bit 'sentap' as the recipient did not save my no. Out of five I received two new listings. One asking me to sell his Semi-D and the other asked me to rent out one bungalow.

Sometimes, the simplest action is the most profitable.

I went to office meeting!

So, I went to the office meeting. The last one was in March. I guess I have got over my relax mode.  I made good choice last Tuesday as our President, Mr David Ong was there.  As usual he will share his ideas and inspirations how to be a good negotiator. 

I like him. He has fatherly voice and a humble person. When he talk, everyone will listen.  Such inspiring man. Here I share what he said:

Activity Breed Productivity
Your choice really.  If you choose to be lazy you will be lazy. He shared that in 1997, during the Asian financial crisis almost everyone out of job as recession was so bad.  He met someone who open up a business and told him 'I choose not to participate in recession.' Maybe it is true as during 1997 crisis I was working with Willis (M) Sdn Bhd and for insurance broker we were not affected badly. In fact, I received salary increment :-)


Attitude are Dominant Thought 
Definitely true.  Have you read The Secret by Rhonda Byrne? It is all in your mind.

Foundation is the Hardest to Build 
With strong foundation we can stay as long as we want. We also must find what works for us and work it.

Back to Basic
Hahaha..this I like the most as sometimes I forget the 5 circles of real estate negotiators:
1. Listings
2. Selling
3. Viewing
4. Buyer
5. Closing
To get to 5 we have to start with 1, and with 3 or 2 or 4 we sometimes will get the 1. 

At the end of the day, it is not about the market, it is how you make your presence felt by the market.
