Do Not Renovate or Move In Before The Property Is Yours

Buyer beware.

I am going to share two stories that happened to buyers/new home owner.  One happened just recently and the other few years back.

Case 1

Type of property:  Double Story Link (intermidiate)
Location : Klang
Purchase Price : RM450,000
Deposit paid : 10%
SNP : Signed

Once the Sale & Purchase agreement signed, the buyer requested via her lawyer to renovate the unit and to move in. The lawyer subsequently requested and as vendor is not living there he gave his consent. The new buyer has appoint contractor to renovate the house. They extended kitchen and porch. The job is almost 95% done when trouble started. The buyer's lawyer overlook to get buyer to sign some documents and delayed the transfer process and breached the SnP signed earlier. 

The story become heart-breaking when the vendor seeing the house has been upgraded and decided not to extend the SnP. The buyer has offer to pay extra for it but the vendor did not budge. 

Finally, the buyer claimed their loss from lawyer who is proven negligent in doing this job.

Case 2

Type of property:  Double Story Link (Corner)
Location : Shah Alam
Purchase Price : RM300,000
Deposit paid : 10%
SNP : In process

The real estate negotiator was told by vendor that his house will be auctioned by bank and are willing to sell below market price.  The negotiator found a potential buyer and dutifully informed him the vendor's predicament.  A meeting was set between vendor, bank officer and buyer.  The bank officer told buyer that if vendor managed to pay his due to bank, it wont be auctioned.  Feeling satisfied with the explanation the buyer made payment.   

Before SnP is signed he asked vendor permission to repair and renovate the house and vendor given his OK to it. In midst of construction, bank has auctioned the property and given the property to highest bidder. How it happen, I'm not so clear. 

You should be absolutely sure and certain that the house is yours only then you do whatever you want with it.  In short, only get contractor to start work when you sign acknowledge receipt of key(s).

Be careful. Do follow up with lawyer closely. Practice due diligence when buying insolvent property.  

Whatever You Think, Think The Opposite

Before deciding to be a full time real estate negotiator, I was doubting my ability to become one. You see, I'm one of procrastinators who truly enjoy less or zero stress working life. I love to have money into my bank monthly on the dot and spending it without thinking twice.  

However, I started to feel suffocated with monthly reports, daily traffic jam commuting from Shah Alam to Kuala Lumpur, and the money is not enough. But I'm afraid to start a new life as freelancer without fix income. I have commitment to pay and the prospect of zero income scaring me. A lot.

For months I'm thinking and calling everyone for advice but I just can't leave my 9-5 job. One day my husband bought me a book by Paul Arden - Whatever You Think, Think The Opposite. It blew my mind. I read it cover to cover in a day, putting mark at every pages all in the hopes that it would inspire me not to be afraid for change and face those things that scare us head-on, for better or worse. It delivered. It does.

1st closing of 2014

Words can't describe my feeling with this closing. You see, as real estate negotiator, I have been told that market will be bleak and I will have slow business. However, deep down I know and I believe it can't be. I will talk about that in next post because for now I want to share this unit that I closed yesterday. 

It is two storey semi detached located in Bandar Enstek, Nilai, Negeri Sembilan.  The development was developed by TH Properties and this phase is one of the earliest i.e. Jentayu.  I was given the listing in middle of November after the owner has finally decided it is the time for them to realise their investment.  

I received good response from advertisement and after three viewings I found its buyer. A young couple who lived nearby township Nilai.  So glad my 2014 started well and here hoping for more closing. 

2014, bring it on!

I'm quite excited to enter 2014.  As usual it is the time when my stamina and drive so powerful that I want to do everything and anything within my power to make sure every targets, goals and dreams become true. I hope to maintain the same spirit until I tick all in the list.

Reviewing last year's pledge, I see not much different except one or two. I'm proud nevertheless. I closed more deals than 2012 and I'm more and more focus and I dare to accept high end properties.  Yay!

Personal, not so much. I gained weight and that is not something you proud off!

This year, I will write more and use this as platform to to practice writing skill as I lost that 20 years ago. Oh ya, - I want to buy handbags & shoes again. I didn't buy any this year. Another achievement!

Apa Seterusnya Selepas PRU 13 Untuk Pelabur Hartanah?

Kajiselidik oleh iProperty dua minggu sebelum pilihanraya yang diadakan pada 5hb Mei 2013.  Kita dapat lihat lebih dari 70% mahukan campurtangan kerajaan dengan lebih aktif untuk mengawal harga hartanah yang semakin meningkat.  Permintaan yang cukup adil dan munasabah. Ini juga harapan saya. 

p/s :  Sebagai ejen hartanah, komisyen saya adalah peratusan dari harga jualan...semakin tinggi semakin banyak...ada sedikit konflik di situ :D

Mencari Listings di tempat baru

Setelah berpindah daripada bandar elit Shah Alam, saya merasakan lebih ekonomi jika saya mula fokus di kawasan berdekatan dengan tempat tinggal.  Kalau dahulu ketika bermastautin di Bukit Bandaraya, saya hanya perlukan lima hingga sepuloh minit untuk bersiap ke viewing.

Kini, saya perlukan 45 minit. 10 minit untuk saya bersiap, 30 minit memandu dan lima minit untuk membuka pintu & siapkan rumah. Tidak bagus untuk kesihatan minda kalau tergocoh-gocoh selalu.

Saya kini sangat mencuba untuk menembusi kawasan berikut:

1. Mutiara Damansara
2. Ara Damansara
3. Petaling Jaya
4. Bandar Utama

Saya tahu dan sedar yang kawasan ini penuh dengan agents dan negotiator taiko yang sudah lama bertapak dan mempunyai pelanggan tetap. Dan itulah cabaran yang sangat menarik.
